Will the manager attend our committee meetings?

Sometimes, often for a fee, and it is one of the most reliable gaps between what a Board expected and what it was quoted.

Base fees typically cover regular Board meetings and the annual meeting. Committee meetings — landscape, architectural review, finance, social, covenants — are usually extra, and an active community can run more committee meetings than Board meetings.

Ask a more precise question than "do you support committees". Which committee meetings are included, at what charge for the rest, and what does attendance mean — is the manager present and participating, or preparing a packet and reading minutes afterwards. An architectural committee reviewing forty applications a year needs real administrative support; a social committee generally does not need the manager at all.

Then count your actual cadence before you shop. Boards consistently underestimate this. Monthly Board meetings plus an annual plus two budget sessions plus a monthly architectural review is around thirty meetings a year, and if twelve are included you are buying eighteen at whatever the per-meeting rate turns out to be.
